       Presents that the said Common Recovery to or in any other Manner
       to be had and Suffered of the aforesaid Premisses with the appurtenances
       between the said Partys to these Presents shall Enure and be Construed adjudged
       & taken to be and Enure to the use of the said Osborn Sprigg his Heirs and
       Assigns for ever and to no other use intent or Purpose whatsoever and the said
       Arden Mariartee for himself & his Heirs doth Covenant Grant & Agree to &
       with the said Osborn Sprigg his Heirs and Assigns that he the said Arden
       Mariartee and his Heirs shall & will at any time hereafter at the proper
       Cost and Charge of the said Osborn Sprigg make do suffer & execute all
       and every farther or other Act Assurance or Conveyance that shall be
       Devised advised or required by the said Osborn Sprigg his Heirs or Assigns
       or his or their Council Learned in the Law for the further & better assurance
       of the Premisses to the said Osborn Sprigg his Heirs and Assigns forever
       In Witness whereof the said partys have hereunto set their Hands
       & seals the Day & Year first above written

       Baruch Williams                              Arden Mariarte      (seal)

             On the Back of the aforegoing Deed was thus written to wit

       September the 8th 1745  Received of Osborn Sprigg sixty pounds
       Sterling in full for the within
       John Gittings                                       p Arden Mariarte
       Baruch Williams

       Prince Georges County fs.t March 14 1746  Then Came Arden
       Mariarte before me the Subscriber one of his Lordships Justices of the
       Provincial Court and acknowledged all and Singular his right Title Claim
       Interest & Demand off in & to the part or Parcel of Land within mentioned
       & Premisses with the appurtenances to be in the within named Osborn
       Sprigg his Heirs and Assigns forever
