       shall and Will Warrant and ^forever^ Defend by these presents
       and the said W.m Spink Doth hereby ^further^ covenant
       promise and agree to & w.th the s.d W.m Maria Farthing
       his heirs and Assignes that he the said W.m Spinke
       or his heirs shall and will at any time w.thin the Term
       or Space of two full years from the Date of these presents
       Make Doe Execute and Suffer or Cause to be made Done
       Executed & suffered all and every such further & other act
       or acts Device or Devices in the Law at the only
       proper cost and charge of him the said W.m Maria Farthing
       for the Better and More sure Makeing the bargained premisses
       (w.th Speciall warr.ty only) unto him the said W.m
       Maria Farthing as by him the said Farthing or his
       Council he shall be Reasonabley Required the Rents
       and Services w.ch hitherto hath and w.ch from time to time
       hereafter shall Grow Due and payable to the Lord
       or Lords of the fee only excepted and foreprized In
       Wittness whereof the said W.m Spinke hath hereunto
       affixed his hand & seale the Day Date hereof fist
