       of the said demised premises the bounds thereof being as
       follows Viz.t)  Begining at a bounded white oak by Potuxon
       River side and runing North twenty four Degrees west
       Eighty one perches then North forty four perches then
       fifty two Degrees East Eighty three perches then East
       fifty five perches then North fifty one Degrees East
       forty five perches then south fifty one and a half degrees
       East Eighty nine perches then south forty seven &
       a half west one hundred and seventy three perches
       and so w.th a streight Line to the first bounded Tree
       Containing and Laid out for one hundred twenty
       five acres of Land more or less) and the said
       Cornelius Howard Tho.s Howard & Piscilla his wife
       for themselves their heirs ex.rs adm.rs and Assignes and
       for every of them do hereby covenant and promise
       grant and agree to and w.th the said Robert Ridgley
       his heirs and Assignes That they the said Cornelius
       Howard Tho.s Howard and Priscilla his wife at and
       before the sealeing and Delivery of these presents Stand
       Lawfully Seized of and in the aforementioned to be granted
       lands and premisses and every part & parcell thereof
       with their appurts of and in a good sure absolute and
       Indefeazable Estate of Inheritance in fee simple w.thout
       any condition limitation mortgage or use to alter Change
       Determine or make Void the same and that they
