330 four per.s thence east south south east one hundred p.s thence south thirty five degrees westerly one hundred eighty eight perches to the land Laid out for Jn.o Cross as afd thence bounding on and with the said Land to the first tree containing one hundred acres of land togeather with all and singular the improvements conveniencys advantages and benefitts thereon or thereto belonging in as full and ample manner as originally granted To have and to hold the said Hundred acres of land and premises unto him the said Thomas Hicky his heirs and assignes for ever to his and their only proper use and behoof and to no other use intent or meaning whatsoever And the said James doth for himself and his heirs covenant promise grant and agree to and with the said Thomas Hicky his heirs and assignes to warr.t and defend the land afd and p.rmises afd of and from all former bargains sales joyntures dowers titles of Dower statutes judgm.ts recognizances rent Charges and Arrears of Rent w.ch became due and owing to the Lord propry untill y.e twenty ninth day of Sept.r Last and of and from all other Incumbrance whatsoever the rents w.ch became due to the Lord of the fee since the 29.th of Sept.r last as afd always forprized and excepted And further the said Ja.s doth for himself and his heirs coven.t promise and agree to and w.th the said Tho.s Hickey his heirs and assignes that he the said James and his heirs shall and will for ever hereafter warr.t and defend the land & Premises afd as well ag.t himself the said James his heirs and assignes as also ag.t all manner of Persons whatsoever In Testimony whereof the partys to these presents have interchangably set their hands and affixed their seales the day and year above written Jam.es Carroll (seale) Sealed and delivered in the Presence his of us Joseph Howard Thomas N Thackrill mark Joseph Power On the back of the aforegoing deed was thus endorst Viz.t July 30.th 1715 Then Came James Carroll within menconed before me Sam.l Young Esq.r one of his Maj.tys prov.ll Court Justices and acknowledged the within deed according to Act of Assembly in that case made & provided Sam.l Young Recorded Sept 22.d 1715 Maryland fs To all Christian People to whome these presents shall come Know Yee that for and in consideracon that I John Watkins of Annarundell County in the Province of Maryland son and heir of John Watkins formerly (of) |
