x.d  This Indenture Made the second day of June one Thousand
       seven hundred & fourteen Between Luke Gardiner of Prince
       Georges County Gentl of the ^one^ parte & Charles Carroll of the City of
       Ann Apolis Esqr of the other parte Wittnesseth the said Luke for
       & in consideration of the sume of four hundred & sixteen pounds
       sterl to him in hand paid by the said Charles the receipt whereof the
       said Luke doth hereby Accknowledge & thereof doth Acquitt and
       Discharge him the said Charles Hath Given Granted bargained
       Sold aliened Enfeoffed & Confirmed unto him the said Charles
       Carroll his heirs & assignes forever all that Tract or parcell of
       Land Lying & being in Prince Georges County called Frankland
       Orriginall granted unto Cap.t ^Luke^ Gardiner late of this Province deed for
       eight hundred acres haveing one hundred acres parte thereof to be
       conveyed to a certaine Richard Edelen Alsoe all that seven hund.d
       and seventy three acres remaining unsold of a Tract or Mannor
       of Land called Warberton Mannor Orrigainally Granted unto
       Doctor Luke Barbour late of this province also Decd for Twelve
       hundred acres lying & being in Prince Georges County aforesaid
       Togeather with all & singular the rights members and appurtenances
       thereunto belonging or appertaining To have and to hold
       all the said bargained lands & premises unto him the said Charles
       Carroll his heirs & assignes forever to and for the only proper use
       & behoofe of him the said Charles his heirs and assignes and to noe
       other use intent or purpose whatsoever And The said Luke doth
       hereby for him & his heirs covenat promise grant & agree to &
       with ^him^ the said Charles his heirs and assignes that all the said
       Bargained Lands premises & other the Appurtenances are at the Time
       of the Ensealing and Delivery of these presents cleare & free of & from
       all manner of Incumbrances whatsoever save only the Quitt rents
       hereafter to grow Due to the Lord proprietary for the time being and
       that the same against all persons whatsoever he will ^forever^ warrant & defend
       unto him the said Charles Carroll his heirs and Assignes Provided
       allwys & it is the True intent & meaning of these presents that if the
       said Luke his heirs Ex.rs Adm.rs or Assignes shall & will att or
       upon the second day of June next pay or cause to be paid unto
