       Doth Covenant promise and agree to and w.th
       the said John Gandy his heires and assignes
       and to and w.th Each ^every^ of them by these
       psents in maner and forme following that is
       to say that he the said Rich.d Burke and
       alice his wife or one of them at the Day of
       the Date hereof for and notwithstanding
       any act or thing by him or her Done or
       Comitted is or are and stand Lawfully seized
       of and in the said Land and pmises above
       menconed to be Granted w.th theire and Every
       of their appurtenances of a Good Sure
       Pfect absolute ^& indefeazable^ Estate of inheritance in Fee
       Simple to his or their owne use w.thout any
       condition trust Clause or Limitation of use
       or uses or other matter or thing whatsoever
       to alter Change Determine or make voyd y.e
       same  And that ^for and^ notwithstanding any such
       act or thing by him or her Done or comitted
       by ^He^ the said Rich.d Burk and alice his wife
       now have or hath in him or themselves full
       power Good Right and Lawfull absolute
       authority to Grant bargaine sell and convey
