       Forty Five Acres as aforesaid Togeather with all Edifices buildings
       Yards Gardens Orchards Pastures Timber and timber
       trees woods underwoods and Appurtenances whatsoever
       to the said parcell of land belonging or appurteyning
       with the revercon and revercons remainder and remaind.rs
       rents issues and profitts whatsoever and all deeds wrightings
       pattents Exscripts and Minuments touching or
       Concerning the said parcell of land and premises w.th
       their and every of their appurtenances  To have &
       to hold the said pcell of land and premises with
       their and every of their appurtenances to the only proper
       use and behoofe of the said George Spicer his heires
       and assignes for ever and to none other use Intent
       or purpose whatsoever  And the said James Bigger
       and Margarett his wife for themselfes their heires Ex.rs
       and adm.rs doe hereby Covenant grant and agree
       to and with the said Geo Spicer his heires and Assignes
       that all the Aforesaid Parcell of land and p.rmises
       with their and every of their appurtenances hereby
       Granted unto the said George Spicer his heires and
       Assignes and to and for his & their owne Proper use &
       behoofe from and ag.t the said James Bigger and Marg.tt
       his wife their heires and assignes and from and ag.t all
       and every other person or persons w.tsoever shall and will
       warrant and forever hereafter defend by these p.rsents
       And the sd James Bigger for himselfe and Margarett
       his wife and other of their heires Ex.rs and Administrato.rs
       did alsoe Covenant Promise grant and Agree to and
       with the said George Spicer his heires and assignes y.t
       they the sd James Bigger and Margarett his wife
       have in themselves full power and said first authority
       to Give grant bargaine sell alien Enfeoff and confirme
       the afd pcell of land and premises with their and
       every of their appurtenances to the said George
