       Wells for himself his heirs Ex.rs & ad.rs doth
       Covenant promise and Grant to & with y.e
       s.d Tho.s Tench his heirs and assis & every
       of them by these presents y.t he y.e s.d Tho.s
       Wells now at the time of y.e ensealing and
       Delivery of these p.rsence is and standeth
       solely & rightfully seized of & in y.e afd
       three hundred a of Land and premisses before
       mencon'd & intended to be hereby bargained
       and Every part and pcell thereof with y.e
       appurtences of a good perfect rightfull
       absolute and indefeazible Estate of Inheritance
       in fee simple in Law to him & his
       heirs forever without any mann.r of
       Condicon limitation of use uses or provisoes
       that may alter Change or determine y.e same
       other then is menconed in y.e originall Deeds
       of Grant or patents from y.e Lord prop.ry & y.t
       he y.e s.d Tho.s Wells hath in himselfe good
       Right full power & Lawfull authority to give
       grant bargaine sell Convey and assure the
       afd Tract or pcell of Land and all & singular
       the premises before menconed to be hereby
