       haveing first given bond with security according to Law did build and
       erect a Water Mill in Copartnershipp between them according to the true
       intent purport and meaning of the sd act of Assembly and Whereas
       also the sd Anthony Underwood in his life time for a Valuable consideration
       to him in hand paid by the sd William Digges and for divers
       other good causes & Considerations him thereunto Moveing did give
       grant bargain alien and sell [illegible] title interest and
       property of in and unto the said Mill and Tenn acres of Land or any
       part thereof with all and singular the houses buildings Edifices
       comodities and app.rtenances whatsoever to the same belonging and
       app.rtaineing By meanes whereof the said William Digges became
       Legally wholly & solely possessed in his owne Right of the sd Mill
       Lands and p.rmisses to him his heires and Assignes to his & theire owne
       proper use and behoofe for and dureing the whole terme of Ninety
       Nine yeares granted them therein according to the sd teno.r of the sd
       act Now this Indenture further witnesseth that the sd William
       Digges for and in consideration of the sume of Fifteene pounds
       ster to him in hand paid by the sd Lionell Copley Esq.r at & before
       the ensealing and delivery of these p.rsents the receipt whereof
       the sd William Digges doth hereby acknowledge and himselfe to
       be therewith fully satisfyed & paid and thereof and of every part
       & parcell thereof doth clearly acquitt exonerate and discharge the
       sd Lionel Copley his heires Ex.rs and Adm.rs and every of them for
       ever by these p.rsents hath given granted bargained sold and Confirmed
       and by these p.rsents doth fully clearly & absolutely give grant
       bargain sell and confirme unto the sd Lionell Copley his heires & assignes
       for ever all his the sd William Digges right title Interest Estate
       Claime property or demand whatsoever of and ion to the sd Mill
       Land and p.rmisses together with all and singular the houses Edifices
       buildings profitts benefitts easements comodities & app.rtenances whatsoever
       to the same belonging or any waies app.rtaining To have &
       to hold the same unto him the sd Lionel Copley his Ex.rs Adm.rs and
       Assignes for dureing & untill the full end and tearme of Ninety
       Nine yeares from the erecting of the sd mill fully to be compleate
       and ended as afsd and the sd William Digges for himselfe his heires
       Ex.rs and Adm.rs doth covenant grant and agree to and with the sd
       Lionell Copley his Ex.rs Adm.rs and Assignes that he the sd William
       Digges is at the ensealing and delivery of these p.rsents Lawfully
       possessed of and in the sd Mill Land and p.rmisses in his owne prop.r
       right free and clear and Freely & clearly acquited exonerate and
       discharged of any forme or other bargain grant or sale Mortgage
       or Incumbrance whatsoever heretofore had made suffered or done
       by the sd William Digges or any other p.rson or p.rsons whatsoever
       Lawfully claimeing by from or under him the sd W.m Digges or his
       assignes and that the sd William Digges hath full power and
       Lawfull authority now to alien grant sale or dispose of the same
       assignes and that the sd William Digges hath full power and
       Lawfull authority now to alien grant sell or dispose of the same
       and that the sd Lionel Copley his Ex.rs Adm.rs or Assignes May by
       Vertue of these p.rsents Lawfully peaceably & quitly have hould use
       occupy possesse and enjoy the sd Mill Land and p.rmisses with their &
       every of their app.rtenances for an dureing the tearm afsd or the
       remainder thereof comeing to the sd W.m Digges without the
       Least lett suite hinderance trouble molestation eviction or ejection
       of the sd William Digges his heirs Ex.rs Adm.rs or Assignes
