MUNICIPAL CHARTERS

Being a part of Parcel I described in a conveyance
from Jerome Scheffres, et ux, et al, to Martin Seldeen,
et al, by deed dated July 27, 1965 and recorded among the
Land Records of Montgomery County, Maryland in Liber 3391
at Folio 397 and being more particularly described as
follows:

Beginning for the same at a point on the southerly
side of Fields Road, said point being in and distant
515.00 feet from the end of the eighth (8th) line of said
Parcel I (L.3391 F. 397) and running thence binding on
the southerly side of said Fields Road and binding
reversely on a part of said eighth (8th) line,

1.     North 73° 51' 33" East, 1049.21 feet to
a point; thence leaving said road and binding reversely
on the seventh (7th) line of said Parcel I

2.     South 36° 09' 23" East, 1747.49 feet to
a point; thence binding reversely on a part of the sixth
(6th) line of said Parcel I (L. 3391 F. 297) and with the

existing corporate limits of the City of Rockville,

3.    South 04° 25' 28" West, 444.08 feet to a
point on the northerwesterly side of proposed Highway
M—1; thence with the northwesterly side of said Highway,
the two (2) following courses and distances,

4.     South 48°35'06" West, 833.78 feet to a
point; thence

5.    348.50 feet along the arc of a curve to
the right, having a radius of 2850.00 feet, and a chord
bearing and distance of South 52° 05' 17" West, 348.2
feet to a point; thence leaving said Proposed Highway and
running so as to cross and include a part of said Parcel
I, (L. 3391 F. 397) and running with the existing
Corporate limits of the City of Rockville the four (4)
following course and distances

6.    North 34° 23' 41" West, 1014.99 feet to a
point; thence

7.    North 25° 08'41" West, 565.00 feet to a
point; thence

8.     North 08° 08'41" West, 275.00 feet to a
point; thence

9.    North 19° 38'41" West, 750.00 feet to
the point of beginning containing 69.7764 acres of land.
