LAWS OF MARYLAND

[Ch. 786

(a)    When the declaration and bylaws are recorded,
the [owner of the property] DEVELOPER shall [file for]
record a condominium plat [in a separate plat book
maintained for condominium plats].

(b)    The condominium plat may consist of one or
more sheets and shall contain at least the following
particulars:

(1)  The name of the condominium;

(2)  A survey of the property described in the
declaration showing the location of [any building located
or to be located] ALL BUILDINGS on the property;

(3)   [Diagramatic] DIAGRAMMATIC floor plans of each
building [located or to be located] on the property which
show the approximate dimensions, floor area, and location
of each unit in it. Common elements shall be shown
[graphically] DIAGRAMMATICALLY to the extent feasible;
and

(4)  The elevation, or average elevation[,] in case
of minor variances, above sea level, or from a fixed
known point, of the upper and lower boundaries of each
unit delineated on the condominium plat.

11-107.

(b) Each unit owner shall have a percentage
interest in the common expenses and common profits [of
the condominium] equal to that set forth in the
declaration.

11-108.

(a) The common elements may be used only for the
purposes for which they were intended and, except as
provided in the declaration or bylaws, the common
elements shall be subject to mutual rights of support,
access, use, and enjoyment by all unit owners. However,
SUBJECT TO THE PROVISIONS OF SUBSECTION (B), any portion
of the common elements designated as limited common
elements shall be used only by the unit owner of the unit
to which their use is limited in the declaration [,] OR
bylaws OF CONDOMINIUM PLAT. THE STREETS, ON SITE
DRAINAGE. CURBS, GUTTERS AND SIDEWALKS SHALL MEET ALL
COUNTY STANDARDS AS THOUGH THEY ARE TO BE DEDICATED FOP
PUBLIC USE . [,or condominium plat.]
