"Residential Districts", Heading, "Multi—family
Districts", Subheading, "R—15 — Low Density
Multi—family Districts", to follow immediately after
Section 13—308(b) (3) thereof, and to read as follows:
Section 13-308(b)
(3A) DWELLING UNIT COMPLEXES, PROVIDED
(I) THE MAXIMUM NUMBER OF UNITS PER
STRUCTURE SHALL NOT EXCEED EIGHT (8) AND THE AVERAGE
NUMBER OF UNITS PER STRUCTURE FOR THE ENTIRE
DEVELOPMENT SHALL NOT EXCEED SIX (6).
(II) THE MAXIMUM DENSITY FOR THE RESIDENTIAL
LAND AREA SHALL NOT EXCEED FIFTEEN (15) DWELLING UNITS
PER ACRE.
(III) THE DISTANCE BETWEEN STRUCTURES SHALL BE
IN ACCORDANCE WITH THE PROVISIONS OF SECTION
13-308.4 (B) (1) AND (2) .
(IV) ALL PUBLIC UTILITIES ARE AVAILABLE AND
ADEQUATE FOR DOMESTIC USE AND FIRE FLOWS.
(V) THE MINIMUM AREA REQUIREMENTS BE IN
CONFORMANCE WITH SECTION 13-308.3.
SECTION 2. AND BE IT FURTHER ENACTED, That
Section 13-308 (b) (11) of said Code, Title, Subtitle,
Article, Heading and Subheading, be, and it is hereby
repealed, and new Section 13—308(b) (11) be, and it is
hereby enacted in lieu thereof, to stand in the place
of the section repealed, and to read as follows:
Section 13-308(b)
(11) TOWNHOUSES, PROVIDED:
(I) TOWNHOUSE UNITS SHALL NOT BE LOCATED ON
A SITE WITH AN AREA OF LESS THAN TWENTY THOUSAND
(20,000) SQUARE FEET.
(II) NOTWITHSTANDING THE PROVISIONS OF SECTION
13-308.3(A), IN ORDER TO BE SOLD AS SEPARATE UNITS,
INDIVIDUAL TOWNHOUSE UNITS MUST BE SITUATED ON A LOT
WITH AN AREA OF NOT LESS THAN TWO THOUSAND NINE
HONORED (2,900) SQUARE FEET.
