       Degrees East Ninety five Perches then South Eighteen Degrees East four Perches then
       North Sixty six Degrees East fifteen Perches then South three Degrees East Sixty
       Perches then South Nineteen Degrees West forty Perches then South forty six Degrees
       West Sixty two Perches then South forty three Degrees West six Perches then by a direct
       Line to the Beginning Containing Eighty six Acres together with all and singular the
       Improvements Conveniences & Advantages to the said Tract of Land belonging or any ways
       appertaining to the only proper use and Behoofe of him the said Peter Welty his Heirs
       and Assigns and to no other use intent or Purpose whatsoever To have and to hold the
       afs.d Tract of Land with all and Singular the Premisses unto him the said Peter Welty (the
       Rents due to the Lord Proprietor Excepted) his Heirs and Assigns for Ever And the said
       John Digges for himself his Heirs Exect.s & Administ.s Covenant Promise grant and
       Agree to and with the said Peter Welty his Heirs and Assigns the afs.d Tract of Land and
       Premisses against him the said John Digges and all manner of Persons Lawfully
       Claiming or to Claim from by or under him for Ever hereafter to Warrant and Defend
       and at any time hereafter at Request but the Cost and Charge of the said Peter Welty
       his Heirs and Assigns to Sign Seal deliver and Execute or cause to be Signed Sealed
       Delivered and Executed any other Deed or Instrument in Writing or do any other
       Lawfull Act as the said Peter Welty his Heirs or Assigns his or their Council learned
       in the Law shall Reasonably Devise or Advise for the further and Better Assurance
       surety or sure making the Land and Premisses hereby Bargained and Sold unto him
       the said Peter Welty his Heirs and Assigns for Ever In Witness whereof the
       Parties to these Presents have Interchangeably set their Hands and Seals the

       John Digges in due form as the Law requires before us two of his Lordships Justices

                                        Received of Peter Welty three Shillings and five Pence half
       Penny Sterling for his Lordships use (it being the Alienation fine on the within mentioned
       Eighty six Acres of Land) By Virtue of a Commission from Benjamin Tasker

Ex.d This Indenture made the fifteenth Day of Novem.r in the Year of our Lord God One
       Thousand seven Hundred forty and Nine Between John Digges of Conewango in Baltimore
       County Gent.n of the one part and David Young of the County and Place afs.d
       Farmer of the other Part Witnesseth that the said John Digges for and in Consideration
       of the Sum of thirty Pounds in Gold to him the said John in hand paid Hath Given Granted
       Bargained and Sold as by these Presents he the said John Digges doth for himself his
       Heirs Give Grant Bargain and Sell Alien Enfeoffe Confirm and make over unto the
       said David Young his Heirs and Assigns for Ever All that Tract or Parcell of Land
       herein after Described that is to say being part of a Tract of Land called Digges's     
       Choice Beginning at a Black Oak Tree standing near a Valley that Leads into
       Conewango a little above Andrew Hariers Running thence North forty three
       Degrees West One Hundred seventy and two Perches thence South fifty Degrees
       West One Hundred fifty four Perches thence South fifteen Degrees East thirty
       Perches thence South fifty Degrees West thirty Perches thence South fifteen Degrees
