assigns, if then living, but if he should die in the
lifetime of said Ann E. Muse, then to such child
or children of said Ann E. Muse, as shall or
may he living at the time of her death, their
heirs and assigns, in fee simple; And whereas,
the said Ann C. Bayly departed this life, and
those now entitled to the said real estate, and
hereafter to be entitled thereto, under said will,
would be benefited by a sale thereof, and an
investment of the proceeds; Therefore,

SECTION 1. Be it enacted by the General Assem-
bly of Maryland, That any one of the Circuit
Courts of this State, or Superior court of Balti-
more city, which may have jurisdiction of the par-
ties according to the laws of this State, upon the
application of any one of the persons entitled, by
bill or petition making parties of all those in any
way entitled, or apparently interested in the case,
either in possession, remainder or reversion, con-
tingent or vested, in the said real estate, and upon
its appearing to said court, that it would be for
the interest or advantage of all the parties so in-
terested in said real estate, that the same should
be sold, to pass a decree for the sale of the same.

SEC. 2. And be it enacted, That any sale made
according to the provisions of this act, shall bind
and conclude the title and interest of all parties
to the said suit, and all such persons who may, at
any future time, become entitled to the said real
estate by virtue of said will.

SEC. 3. And be it enacted, That upon the ratifi-
cation of any sale made according to the provis-
ions of this act, the court ratifying the same, shall
require the proceeds of said sale to be brought
into court, and invested under the directions of
said court, in some safe and productive fund, and
that the interest or income derived from said fund,
shall, under the direction of said court, be paid
over to the person who for the time would have a
right to the possession of said real estate, and
that when the fee under said will shall be vested
in possession, upon the death of said Ann E.
Muse, the fund so invested shall be paid over un-
der the direction of said court, to the person in
whom the same shall be vested, at the same time
that under the said will he or she would have been
