Covenant that the grantor is lawfully seized.

76. And the said , covenants that he is
seized of the land hereby conveyed.

Covenant that the grantor has the right to convey.

77. And the said , covenants that he has
the right to convey said land.

Covenant that the grantor has done no act to encum-
ber the land.

78. And the said , covenants that he
has done no act to encumber said land.

Covenant that the grantee shall quietly enjoy.
