title "Tax Sales", be and the same is hereby repealed and re-
enacted, with amendments, to read as follows:

90-O. (Purchaser's Deed. ) The final decree of the Court
shall direct the Collector to execute a deed to the holder
of the certificate of sale, in fee simple, or in leasehold, as
the case may be, upon payment to the Collector of the balance
of the purchase price, due on account of the purchase price
of the property, together with all taxes and interest and
penalties thereon accruing subsequent to the date of sale;
the said deed to be prepared by the holder of the certificate of
sale or his attorney and all expenses incident to the prepara-
tion and execution of said deed shall be paid by the holder of
the certificate of sale. The Clerk of the Court in which the suit
is instituted shall issue a certified copy of the decree of said
Court and the Collector shall not be obligated to execute the
deed provided for in this section until such certified copy of
said decree is served upon him.

SEC. 2. And be it further enacted, That this Act shall take
effect June 1, 1945.

CHAPTER 100.
(Senate Bill 89)

AN ACT to repeal and re-enact, with amendments, Section 7
of Article 53 of the Annotated Code of Maryland (1943
Supplement), title "Landlord and Tenant, " sub-title "Ten-
ants Holding Over", relating to notice to be given in case
of farm tenancies.

SECTION 1. Be it enacted by the General Assembly of Mary-
land, That Section 7 of Article 53. of the Annotated Code of
Maryland (1943 Supplement), title "Landlord and Tenant, "
sub-title "Tenants Holding Over", be and it is hereby repealed
and re-enacted, with amendment, to read as follows:

7. The provision of the preceding sections shall apply to all
cases of tenancies from year to year, tenancies by the month
and by the week; provided, that in case of tenancies from
year to year in the counties, a notice in writing shall be given
three months«before the expiration of the current year of the
tenancy, except that in case of farm tenancies, the notice shall
