4. A description of the property setting forth the
general condition of the same, whether it is improved
or unimproved, a description of the improvement, if
any, and whether it is occupied or unoccupied.

All of the provisions of Section 58C shall be deemed
directory and the failure of the Collector or any of his
agents to carry out any of the said provisions shall not
invalidate or otherwise affect any taxes or other municipal
liens or any sale made to enforce payment of the same nor
prevent nor stay proceedings under this Act nor affect the
title of the purchaser.

Section 58D. Notice by Advertising. Expenses of Sale
a Lien on Property. At any time after the expiration of
thirty days from the posting of the statement and notice,
the Collector shall cause to be published once a week for
four successive weeks in two of the daily newspapers pub-
lished in the City of Baltimore, a notice that the property
will, on a day and at the place named in such notice, be
sold at public auction. Such notice shall contain with sub-
stantial accuracy the following:

1. A description of the property by giving the
street number of the improvement and the frontage
and depth of the lot, as the same appears on the Col-
lector's tax roll.

2. The name of the person who last appears on the
Collector's tax roll as owner of the same.

3. The amount of taxes and other municipal liens
in arrears on the property.

4. If the property be unimproved, the notice shall
describe the same as it is described on the Collector's
tax roll, and no unimproved property need be de-
scribed by metes and bounds. If necessary to prop-
erly describe the property, the Collector shall procure
a description and plat of the same from the City Sur-
veyor, for which the sum of $3. 00 shall be added to the
total charges due on the property. If it is necessary to
procure a description from the City Surveyor, the said
description shall be kept among the records of the
Collector's office and the notice of sale shall contain a
statement to the effect that a detailed description of
the property to be sold, as prepared by the City Sur-
veyor, is on file at the Collector's office and may be
examined by anyone interested therein.

5. The value of the property on the basis of the
last assessment.

The failure of the Collector to include any taxes or other
municipal liens in the notice of sale shall in no way affect
