This Indenture made the fifth day of June in the
year of our Lord one thousand six hundred ninety
& fower Between Thomas Piner of Kent County in
the Province of Maryland planter of y.e one partie &
William Woodland of y.e same County weaver of y.e other
partie Wittnesseth that y.e said Thomas for & in consideracon
of y.e sume of five thousand pounds of tobacco in
In hand allready paid & secured to him y.e said Thomas
hath granted bargained & sould & doth by these p.rsents
clearly & absolutely grant bargain & sell unto y.e
said William his heires & assignes for ever all that
tract or percell of Land called Penrose being in said
County on y.e north side of Chester River next adjoyning
to a parcell of land called Batchelors hope Begining
att a marked Chesnutt tree standing on a point called high
clift & Runing north east fifty perches to y.e aforesaid Batchelors
hope & then with y.e said land north west one hundred
& sixty perches & then south west fifty perches then south
east one hundred & sixty perches to y.e first bounded tree
containing & laid out for fifty acres often more or less
as by y.e pattent of y.e land doth apear togather with all
house [illegible] houses & Edifices gardens hortchards pastures
woods or under woods belonging or in any wise appertaining
to y.e aforesaid bargained p.rmisses or any part or parcell
thereof To have and to hold all y.e said tract or pcell
of land with y.e p.rmisses & apurtenances thereunto belonging
to him y.e said William his heires or assigness to y.e onely
use & behooffe of him y.e sd William and his heires &
assigness for ever and y.e said Thomas for him his heires
Execut.rs & admt.rs doth covenant & grant to & with y.e
said William his Heires Execut.rs & Admt.rs & Every of
them in maner and form following that is to say
that he y.e s.d Thomas in his own right now at the
Ensealing of these presents standeth Lawfully seised of
a good & indefeasable Estate in Fee simple of in & to
the before bargained p.rmisses & that he hath full power
& Lawfull authority to bargaine & sell y.e same to him
y.e said William in maner & form aforesaid & that y.e s.d
tract of land with all its p.rmisses is free from all Incumbrances
former bargaines Rents or arrearages of Rents save ondly
such as from hence forward shall become to y.e Cheiff Lord
