such time as a street is dedicated in the adjacent property,
whereupon the aforesaid two foot reservation strip will be-
come similarly dedicated for incorporation in the public high-
ways.

And do further hereby direct the Clerk of the Circuit Court
for Prince George's County, Maryland, to file and record this
plat after its approval in due form by the Washington Subur-
ban Sanitary Commission.

In Witness Whereof I, the said Fillmore Beall, of Prince
George's County, Maryland, have signed these presents on the
day and year first above written.

Lot No. 4. BEGINNING at a concrete monument set at the
intersection of the south edge of Sunnsyside Road and the east
edge of the right-of-way of the Washington Railway and Elec-
tric Company (Columbia and Maryland Railway, Liber J. WT.
B. 42, folio 53, etc. ) and running thence on true bearings, (1)
with the east edge of the right-of-way of the Washington Rail-
way and Electric Company south twenty degrees five minutes
thirty-four seconds west six hundred and twelve and eight-
tenths feet; (2) thence continuing with the east edge of said
right-of-way south twenty degrees five minutes thirty-four
seconds west three hundred sixty-six and three-tenths feet to a
concrete monument; (3) thence continuing with the east edge
of said right-of-way by a curve to the left, the long chord of
which, curve is south, eighteen degrees thirty minutes thirty-
nine seconds west six hundred thirty and nine-tenths feet to a
concrete monument set at the intersection of the east edge of
said right-of-way with one of the northern lines of Richard
Breaden (Liber 243, folio 492); (4) thence with said line of
Breaden north seventy-four degrees sixteen minutes twenty-
five seconds east three hundred forty-eight and seven-tenths
feet to a concrete monument; (5) thence continuing with the
Breaden Boundary south sixty-two degrees fifty-one minutes
twenty-eight seconds east two hundred seventy-three and four-
tenths feet to a concrete monument; (6) thence continuing
with the Breaden Boundary south eighty-five degrees twenty-
two minutes twenty-one seconds east seven hundred forty-seven
and four-tenths feet to an old stone monument set at the roots
of a large forked hickory tree, this point also being the south-
west corner of Carrie L. Murphy (Liber 3, folio 58; Liber 7,
folio 142; Liber 375, folio 1; Liber 376, folio 3) (being the
south eighty degrees forty-nine minutes east seven hundred
forty-seven and three-tenths feet line of Liber 243, folio 492);
(7) thence with the west line of Murphy north nine degrees
