This Indenture made the first day of May in the Second year of William & Mary by the grace of god of England Scotland
& Ireland King & Queene defendrs: of the faith &c and in the year of our Lord God one thousand Six hundred and Ninety
Betweene John Rowell of Sommersett County in the Province of Maryland Cordwinder & Margaret his wife of the one
part And John Atkins of the Said County and Province Taylor of the other Part Wittnesseth. That whereas Charles
Lord Baron of Baltemore Proprietary of the Said Province of Maryland by his Letters Pattent for granting of Land in the Said
Province bearing date at St: Maries the Tenth day of May Annoq: Dom: one Thousand Six hundred Seaventy Six: Did
for the Consideracon therein Mentioned grant unto Phillip Adams of Somr:set County plantr: A parcell of Land Called
Adams Garden Lyeing on the east Side of Chesepeake bay in the County aforesaid in a Creeke Called Morumsco Creeke on (the)
westermost Side of the Said Creeke beginning for bredth at a marked white oake Standing near the Creeke Side & from (thence)
running up into the woods west & by North Three hundred and Twenty perches bounded on the west with a Line
drawne from the end of the former Line South and by west for bredth one hundred perches bounded on the South (by)
a Line drawne east and by South from the end of the former Line for Length Three hundred & Twenty perches to a marked
white oake and Soe to the CreekeSide aforesaid bounded on the east with the aforesaid Creeke of Morumsco Containing one
hundred acres more or Lesse Together with all rights Proffitts and bennefitts thereunto belonging (royall Mines excepted)
To have and to hold the Same to him the said Phillip Adams and to his heires and assignes for Ever undr: Such rents Covenants
Limitacons & Exceptions as in and by the Said Deed of grant recourse being thereunto had more fully and more at Large
it may & doth appear. And Since the date of the Said Deed of grant The Said Phillip Adams and Anne his wife for
Consideracon of four Thousand pounds of tobacco: by Deed indented did make over alliene & Confirme unto George Trehearne
of Somr:set County the aforesaid Devident of Land whereby George Trehearn became possessed of the Same of an estate of --
in fee Simple & to him his heires & assignes And after that the Said George Trehearne And Ann his wife by deed Inden--
bearing date the Twenty Second day of Aprill Annoq. Dom: 1680 made over the Sd parcell of Land Called Adams Garden (for)
one hundred acres unto the above named John Rowell being duely executed and enrolled according to Law in Liber A:A
57 recourse being thereunto had more at Large it may and doth appear whereby the Sd: John Rowell became possessed (of)
the Same of an Estate of Inheritance in fee Simple to him the Said John Rowell his heires & assignes for Ever: Now This
Indenture further Wittnesseth That the Said John Rowell & Margaret his wife for and in Consideration of five
Thousand pounds of Tobacco in hand paid by the within named John Adkins before the ensealing & delivery hereof
whereof and wherewith the Said John Rowell & Margaret his wife doth acknowledge themselves to be fully & wholy Satisfied a-
paid and doth of and for Every part & parcell thereof acquitt & discharge the Said John Atkins his heires executors & adminis-
by these presents have given granted bargained Sold feofed & Confirmed And doe by these presents fully and absolutely
grant bargaine allienate Sell enfeofe & Confirme unto the Said John Atkins his heires and assignes for Ever all my right
& intertest of in and to the Said Land and prmisses above mentioned Called Adams Garden Together with all & Singular y Rooms
Sellers Sollets halls parlours houses houseings Courts yards gardens orchards Closes ffences woods underwoods Timber
Timberlike Trees & other the heriditaments emolumts: and appurtenances whatsoever unto the Said parcell ( )
Land & pr:misses belonging or appertaining And further the Said John Rowell & Margarett his wife for and in Consideracon
of the Summe aforementioned Doe grant & allienate unto the Said John Atkins And doe by these presents give grant bargain
allienate and Sell unto him the Said John Atkins his heires and assignes for Ever All and Singular Letters Pattents exempt
of fines & recoveries Chyrographies of fines Charters Deedes Intentures Conveyances Leases Counterpaines whatsoever
the Same parcell of Land aforesaid To have and to hold the Said one hundred acres of Land and pr:misses Called
Adams Garden with the appurtances herein or hereby mentioned or intended to be granted bargained & Sold unto him
Said John Atkins his heires and assignes To the onely proper use & behooffe of the said John Atkins his heires & assignes
for Ever And the Said John Rowell for himselfe his heires executors & administrators and for the Said Margaret - -
wife doth Covenant grant & agree to and with the Said John Atkins his heirs and assignes by these presents
they the Sd: John Rowell & Margarett his wife or one of them have in him her or themselves in and to the Land
premisses aforesaid a good Sure pref perfect and absolute estate of Inheritance in fee simple to them and theire - -
and that they or one of them have in him her or themselves in and to the Land and premises full power and
Authoritie To Convey the Same to the Said John Atkins & his heires and assignes in Manner & forme aforesaid (for & un
doing any act by him the Said John Rowell or any of them to the Contrary don & yt for and not withstanding any su(ch act)
Don as aforesaid he the Said John Atkins his heires and assignes Shall & may from henceforth for Ever hereafter
quietly and peaceably have hold occupy possess & enjoye the said Land & premisses & every part & parcell th- -
free & Clear & Clearly acquitted exonerated and discharged of and from all & all manner of bargaines Sales -
grants Titles Troubles Charges debts & incumbrances whatsoever and of and from all Joyntures Dowers and of &
