AN ACT concerning

Mechanics' Liens - Owner's Liability to Subcontractor

- Releases

FOR the purpose of limiting the liability of an owner to a
subcontractor for work performed and materials rendered
by the subcontractor on a single family dwelling
erected on the owner's land for his own residence, to
the extent that the owner has rendered payment to the
contractor; and clarifying language; requiring
contractors at time of settlement or payment in full to
give to owners releases of lien signed by each material
supplier and subcontractor; providing that the release
of lien frees an owner of liability to a subcontractor;
and relating generally to the lien liability of an
owner to a subcontractor doing work or furnishing
materials in connection with certain buildings.
