599) 609 or either of their Executo.rs or Administrato.rs shall cann or may or any time hereafter before the Expiration of the tearm afsd purchase obteine or procure a more sure firm and absolute conveyance or assurance of in and unto the Reversion of the sd two Messuages or Tenements with the lands p.rmisses and app.rtenances thereunto belonging or shall make good and sufficiently appear his her or their Lawfull and just right Title and Interest of in and thereunto Then the sd William Digges and Elizabeth his wife for themselves their Ex.rs and Adm.rs Doe Covenant grant and agree to and with the sd Lionell Copley Esq.r his Ex.rs Adm.rs & Assignes that it shall & may be Lawfull to and for the said Lionell Copley his Ex.rs Adm.rs & Assignes to have hold use occupy possess and Enjoy the afsd two Messuages or Tenements with and every of their app.rtenances as also all and singular other the subsequent mentioned demised Land and p.rmisses or such part onely thereof as the said William & Elizabeth or either of them their or either of their Ex.rs or Adm.rs have or shall have just right & Lawfull claime unto or shall have full power and Lawfull Authority to demise grant sell or dispose of for and dureing and untill the full end and tearme of one and Twenty yeares more from and after the expiration of the First mentioned Tearm of one & thirty yeares fully to be compleate and ended if the sd Lionell Copley his Ex.rs Adm.rs or Assigns shall think fitt or reasonable to have & hold the same for the sd terme or soe Long onely after the expiration of the first mentioned Term as he the sd Lionell Copley his Ex.rs Adm.rs or Assignes shall think fitt reasonable & convenient or shall be willing to have hold use occupy possess and enjoy the same He the sd Lionell Copley his Ex.rs Adm.rs or Assignes Yeilding and paying therefore yearly and every yeare dureing the said Term or soe long after as he or they shall hold the same (excepting the second yeare allowed and abated him for and towards the reparation and mur fitting up of the sd respective houses Edifices and Tenements in and upon the p.rmisses) unto the said William Digges his Executo.rs and Assignes the Rent of Fifteen pounds sterling at or upon the Feast of the Nativity of our blessed Lord and Saviour Jesus christ; And the sd Lionell Copley doth covenant grant and agree to and with the sd William Digges that he the sd Lionell Copley his Ex.rs Adm.rs & Assignes at his and their owne proper costs & charges shall & will from time to time and at all times hereafter dureing the tearm he or they shall have hold and enjoy the p.rmisses or any part thereof when and as often as need shall require well and sufficiently repaire support sustaine maintaine and amend the sd Messuage Tenements houses Edifices buidings and appurtenances whatsoever thereunto belonging and every part thereof by and with all and all manner of Needfull and Necessary reparations and amendements whatsoever and the same soe well and sufficiently repaired supported sustained mainteyned & amended at the end of the sd tearme or expiration of the sd Lease shall have and and yeild p up into the hand ^ pocession of the sd William Digges his Ex.rs Adm.rs or Assignes In Witness whereof the parties to these p.rsents have hereunto Interchangeably sett and affixed their hands & seales the day and yeare first above written W.m Digges Eiz.a Digges (sealed) |
