       Thatt the said Francis Pennington att the time off the Ensealing and Delivery
       off these presents is and standeth seized off the said Land and premisses
       With the appurtenances off a firme sure good and indefeazable Estate off
       Inheritance in fee simple and that he hath full right good power and
       Lawfull authoritÿ to grannt bargaine sell and Confirm the same to the said
       William Diggs and his heyres for Ever And that he will forever Warrant
       and defend the same to him the said W.m Diggs and his heyres against all
       persons whatsoever And thatt the said Land and premisses are free
       and Cleere off all manner off incumbrances watsoever the rents and
       services due and paÿabl to the said Lord pro.p.ry and his heÿres Lords off
       the Fee alwayes Exepted and forepraized And the said Francis
       Pennington doth further for himselfe his heyres Execut.rs and adm.rs Covenant
       promise and agree to and w.th the said W.m Diggs his heyres Execut.rs and
       assignes and Every of them by these presents att anÿ time within this
       seaven years next coming att the reasonabl request and att the Cost off
       and Charges of ^& in^ the Law off him the said W.m Diggs his heires and assignes  
       to Doe acknowledge make and Execute any other Lawfull Conveyance
       or Conveyances assureance or assurances in the Law whatsoever Whether
       itt bee by fine and recovery or Enrollment off these presents or otherwise
       as by the Councill off him the Said William Diggs Learned in the Law shall
       bee reasonably devised advised and required In Wittness wheroff the
       partyes above named have hereunto interchangably sett their hands and
       seals the daÿ and yeare first Written

                            On the back side off the afore Deed Was Endorsed as foll viz.t

       Memoran.m that the 3.d day off March annoq.r Domi 1686 Came Before us
       Coll Vincent Low & Maj.r Nicholas Sewall tow off his Lordpp Justices off
       the pronvill Francis Pennington Gentl and acknowledged the Within
       Deed to bee Delivered as his act and Deed to the uses & intents within menconed
       to the Within Mentioned Coll W.m Digges as Wittnesse our hands &c


       To all people to Whom these presents shall Come Wee the Com.rs for
       Manageing and Causing to bee Leavied and Collected his Maj.tyes Customes subsides
       and other Dutyes in this his kingdome off England send Greeting Know ÿee
       that Wee the said Com.rs by Vertue of an act for the off parliam.t Made
       the 25.th year off his Late Maj.tys Reigne intituled an act for the Encouragement
       off the Eastland & Greenland trades and for the better secureing the plantcon
