BEING part of the land of the Episcopal Home for Children as described in a
conveyance recorded among the land Records of Charles County, Maryland (1st
Election District) in Liber PCM 113 at Folio 47 (First Parcel); and being more
particularly described as follows:

BEGINNING for the same at an iron pipe set on the westerly right of way line
of Maryland Route No. 6 as shown on Plats No. 27384 through 27389 of the State
Roads Commission of Maryland, said iron pipe set being also on the division line
between the land of the Episcopal Home for Children and the land of Louis D.
Grasso, et ux (Liber PCM 209, Folio 363), said iron pipe set having a Maryland
State Plane Coordinate of North 251,726.78 feet and East 813,270.38 feet, and
running thence with the said westerly right of way line of Maryland Route No. 6,
