HAMPSTEAD                                             2267

b. Colie J. and Virginia C. Sparrow Parcel, situate on the South side of Mott
Avenue, contiguous and adjacent to the Southeast corporate boundary of the Town
of Hampstead and according to a survey made by Evans, Hagan & Holdefer, Inc.
described as follows:

BEGINNING for the same at a point formed by the intersection of of the
corporate line of the Town of Hampstead with the fifteenth or South 83 degrees 33
minutes 06 seconds West 189.80 foot line of the land which by deed dated
February 3, 1972, and recorded among the Land Records of Carroll County in
Liber C.C.C. No. 505, Folio 104, was conveyed by John M. Bush, et al to Colie J.
Sparrow and wife at the distance of 134.31 feet measured along said fifteenth line
from an iron pin heretofore set at the beginning thereof, said place of beginning
being established 300 feet measured at right angles from the existing center line of
South Main Street (Maryland Route 30) thence leaving said place of beginning
and running with and binding on the said corporate line, as now surveyed (1)
North 13 degrees 50 minutes 48 seconds West 225.41 feet to the point formed by
the intersection of the said corporate line with the south side of Mott Avenue said
south side of Mott Avenue also being the southernmost boundary of a 10 foot wide
parcel of land reserved as a public road or alley from deed dated June 16, 1896
and recorded among the Land Records of Carroll County in Liber B.F.C. No. 83,
Folio 79, which was conveyed by Robert F. Wells and wife to Daniel Richards,
said point also being on the third or North 81 degrees 25 minutes 29 seconds East
262.58 foot line of the first hereinmentioned deed at the distance of 111.94 feet
measured along said third line from the beginning thereof, thence running with and
binding on a part of the said third line and also running with and binding on the
south side of said 10 foot wide reserved parcel and running with the south side of
Mott Avenue, as now surveyed (2) North 81 degrees 25 minutes 29 seconds East
150.64 feet to an iron pin now set on the south side of Mott Avenue and to
intersect the third or North 2 degrees 15 minutes West 17 3/4 perch line of the
land which by deed dated October 23, 1841, and recorded among the Land Records
of Carroll County in Liber W.W. No. 6, Folio 293, was conveyed by Mary
Branson to Thomas W. Wells and also to intersect the first or North 4 1/2 degrees
West 266 foot line of the third parcel of land which by deed dated November 23,
1897, and recorded among the Land Records of Carroll County in Liber B.F.C.
No. 85, Folio 515, was conveyed by Thomas J. Sisk and wife to Amos H.
Armacost, thence leaving the said south side of said Mott Avenue and running
with and binding on a part of the said third line of the third hereinmentioned deed
and also running with and binding in part on a part of the said first line of the
fourth hereinmentioned deed, as now surveyed (3) North 04 degrees 14 minutes 58
seconds West 17.60 feet to a bolt heretofore set on the north side of said Mott
Avenue at the end of the fifth or South 87 degrees 30 minutes West 333.3 foot line
of the land which by deed dated March 2, 1967, and recorded among the Land
Records of Carroll County in Liber C.C.C. No. 417, Folio 679, was conveyed by
Mary E. Wells to Homer W. Snyder and wife, thence running reversely with and
binding on said fifth line and running with and binding on the second or North 86
1/4 degrees East 315 foot line of said third parcel of the fourth hereinmentioned
deed and also running in an along the bed of said Mott Avenue, as now surveyed
(4) North 80 degrees 36 minutes 49 seconds East 334.47 feet to an iron pin
heretofore set on the south side of said Mott Avenue, said iron pin being the end
of the second or North 00 degrees 50 minutes West 233.4 foot line of the land
which by deed dated September 21, 1951, and recorded among the Land Records
of Carroll County in Liber E.A.S. No. 210, Folio 283, was conveyed by L. Hazel
LaMotte, et al to Maynard L. Utz and wife, thence leaving said Mott Avenue and
running reversely with and binding on the said second line of the sixth
hereinmentioned deed, as now surveyed (5) South 09 degrees 28 minutes 47
seconds East 233.36 feet to an iron pin heretofore set, running thence reversely
with and binding in part on the first line of said sixth hereinmentioned deed and in
