2586                            County Local Laws

(b)    No minimum lot size or setbacks shall be required in
Planned Unit Developments except for structures on lots abutting
residential districts; said structures shall comply with the more
restrictive of the following requirements:

(1)    The setback requirements of the abutting zoning district,
or

(2)    the setback requirements of the zoning district in which
the Planned Development is located.

(c)    The density of lots or development sites which abut resi-
dential zoning districts shall be not greater than the least dense
abutting residential zoning district.

(d)    Multi-family structures shall be spaced in accordance with
the provisions of Section 13-309.4(b).

(e)    Townhouse units shall comply with the requirements of
Sections 13-306.1 (b) (7) (ii) and (vi).

(f)    In RA and Rl Residential Districts, single family dwelling
units shall comprise not less than forty percent (40%) of the total
dwelling units in a Planned Unit Development.

(g)    In R2 and R5 Residential Districts, single family dwelling
units shall comprise not less than thirty percent (30%) of the total
dwelling units in a Planned Unit Development.

(h) In R15 and R22 Residential Districts single family dwel-
ling units or townhouses shall comprise not less than ten percent
(10%) of the total dwelling units.

(i) In R44 Residential Districts, townhouse or garden apart-
ment units shall comprise not less than ten percent (10%) of the
total dwelling units in a Planned Unit Development.

(j) The density of development shall not exceed that of the
maximum permitted number of dwelling units for the district/dis-
tricts wherein located. Density calculations shall be made for the
entire acreage in the development.

(k) Maximum building coverage permitted in Planned Unit
Developments shall be:

(1)    In RA, Rl, R2, R5 and R15 Residential Districts not more
than thirty percent (30%) of the residential area of the development
shall be covered by residential structures.

(2)    In R22 Residential Districts not more than twenty-five
percent (25%) of the residential area of the development shall be
covered by residential structures.

(3)    In R44 Residential Districts not more than twenty percent
(20%) of the residential area of the development shall be covered
by residential structures.

(1) Minimum green area required in Planned Unit Develop-
ments shall be:
