AN ACT in relation to the sale of the real estate
of James D Wilds, deceased, late of the State
of Delaware. |
Preamble. |
WHEREAS, the real estate of the said James D.
Wilds, mentioned in the Act passed at the January
session of the General Assembly, A. D., eighteen
hundred and sixty-five, has been sold, pursuant
to the authority of said Act, and an Act passed by
the Legislature of Delaware, entitled, "an Act
concerning the real estate of James D. Wilds,
deceased," and the said sale has been confirmed
by the Orphans' Court of Kent county in the said
State of Delaware; now, therefore, |

valid. |
SECTION 1. Be it enacted by the General Assem-
bly of Maryland, That the sale aforesaid shall be
valid and effectual, in all respects, to transfer the
title which the said James D. Wilds held at the
time of his death in and to the aforesaid real es-
tate, as if the said James D. Wilds and his wife
bad in his life time sold and conveyed the same to
the purchaser or purchasers thereof at the sale
made under and by virtue of the authority given
or intended to be given by the acts aforesaid, by
a valid deed in fee simple, the intent of this Act
being to ratify and confirm the sale of the said
real estate, although the same was not made under
proceedings had for that purpose under the laws
of this State; and further, a duly certified copy
of the proceedings of the aforesaid Orphans' Court
of Kent county, Delaware, and also a record
thereof in the proper land office of this State shall
be competent evidence. |

Sec. 2. And be it enacted. That this Act shall take
effect from the date of its passage. |
