50 degrees 40 minutes East 287.56 feet to a point; thence (10) South 57
degrees 32 minutes East 214.27 feet to a point; thence (11) South 47
degrees 3 minutes East 262.09 feet to a point; thence (12) South 22 de-
grees 32 minutes East 257.18 feet to a point; thence (13) South 7 degrees
40 minutes West 287.14 feet to a point; thence (14) South 15 degrees 36
minutes East 294.20 feet to a point; thence (15) South 52 degrees East
269.31 feet to a point; thence crossing said Creek Road and running the
following seven (7) courses and distances on the north side of said road to
include a pond: (16) North 22 degrees East 53.57 feet to an iron pin, said
iron pin being at the end of the second or South 1 degree 45 minutes
West, 217.5 foot line of the land conveyed by Lemuel G. Kirk to Paul
McCarty recorded in Liber 379, folio 78; thence with said line reversed
(17) North 7 degrees 19 minutes West 222.76 feet to an iron pin, at the end
of the third or South 12 degrees East, 100-foot line of the land conveyed by
Lemuel G. Kirk to Paul McCarty recorded in Liber 401, Folio 136; run-
ning thence with said third line reversed (18) North 17 degrees 39 min-
utes West 106.58 feet to a concrete monument; thence (19) North 3 de-
grees 15 minutes East 405.99 feet to a concrete monument; thence (20)
South 82 degrees 12 minutes East 305.10 feet to a concrete monument;
thence running on the west boundary line of 50-foot wide strip of land
retained by Lemuel G. Kirk the following two (2) courses and distances:
(21) South 13 degrees 55 minutes West 308.08 feet to a point which falls
in the aforesaid pond; thence (22) South 9 degrees 55 minutes East
481.45 feet to a concrete monument set in the north marginal line of said
Creek Road; thence crossing said Creek Road bounding the land conveyed
by Mary V. Boyd and husband to Lalla Biays recorded in Liber 161, folio
49, the following five (5) courses and distances: (23) South 13 degrees 16
minutes East 144.39 feet to a fence post; thence (24) North 83 degrees
53 minutes West 914.31 feet to a tree with wire attached; thence (25)
South 74 degrees 44 minutes West 225.92 feet to a tree with wire attached;
thence (26) South 40 degrees 27 minutes West 396.76 feet to a tree with
wire attached; thence with an existing fence (27) South 65 degrees 58
minutes East 1,553.22 feet to a concrete monument, said concrete monu-
ment being a triple corner of property inherited by Adele M. Donnelly,
property of Lalla Biays recorded in Liber 161, folio 49, and property of
Jacob M. Norris recorded in Liber 200, folio 632; running thence and
bounding the lands of said Adele M. Donnelly, and also with a portion of
the corporate-limits line (28) South 30 degrees 12 minutes 27 seconds
West 100 feet to a point; thence leaving said corporate limits line and run-
ning across the lands of the said Adele M. Donnelly (29) North 43 degrees
30 minutes 47 seconds West 56.06 feet to a point in the 28th line of a
conveyance from Lemuel G. Kirk and wife to the Mayor and Council of
Hancock, Liber 451, folio 564; and running thence with the remaining
portion of the said 28th line of the aforementioned conveyance (30) South
62 degrees 46 minutes West 1,525 feet to a concrete monument; thence
with the land conveyed to Cohill Estates, Inc., recorded in Liber 401, folio
466, (31) North 53 degrees 51 minutes West 262.08 feet to a concrete
monument; thence (32) North 21 degrees West 236.59 feet to a concrete
monument; thence (33) North 65 degrees 1 minute West 1,650.67 feet to
a concrete monument; thence (34) North 53 degrees 41 minutes West
678.89 feet to the place of beginning; Containing 155.81 acres of land,
more or less; and BEING the properties conveyed as follows: A—The
same property conveyed by Lemuel G. Kirk and wife to the Mayor and
Council of Hancock, by deed dated February 15, 1967 and recorded in Liber
451, folio 564 among the Land Records of Washington County, Maryland;
and B—Part of the property inherited by Adele M. Cohill Donnelly.
