Zoning Text Amendment No. 94019

AN AMENDMENT to the Montgomery County Zoning Ordinance for the purpose of

-  amending the RMX zones to allow carriage houses, places of worship, and civic
buildings;

-  defining carriage houses and civic buildings;

-  eliminating the 25-foot building setback for commercial buildings and the 30-foot
building setback for residential buildings from public streets if in accord with
master plan recommendations;

-  increasing the total gross floor area of professional and business office space to a
maximum of 100,000 square feet, where recommended by a master plan; and

-  amending the parking regulations to provide parking space requirements for a
carriage house.                                                                                 

By amending the following sections of the Montgomery County Zoning Ordinance,
Chapter 59 of the Montgomery County Code:

Division 59-A-2          "Definitions and Interpretation"

Division 59-C-10         "RMX Zones-Residential Mixed Use

Development"
Division 59-E-3           "Number of Spaces Required"

AN AMENDMENT to the Montgomery County Zoning Ordinance for the purpose of

- amending the I-3 zone to provide a grandfather clause related to setbacks for an
approved preliminary plan based on industrial zone standards, where the
subdivision adjoins land recommended for residential use formerly recommended
for industrial use on a master plan, and where additional right-of-way is required
for a limited access freeway.

By amending the following sections of the Montgomery County Zoning Ordinance,

Chapter 59 of the Montgomery County Code:

Section 59-C-5.438             "Special provisions applicable to certain lots

classified in the I-3 zone that received
division 59-D-3 site plan approval prior to
June 26, 1989"
