       And performed shall and may peaceably quietly have hold use occupy
       and enjoy the above demised premises with the appurtenances for and
       during the full end and Term of Ninety Nine Years for which the same
       is above demised without the Lett Suit Trouble or Interuption of him
       the said Charles Ridgely his heirs or assigns or any other person or persons
       claiming any Title therein by from or under him or any of them
             And lastly that he the said Charles Ridgely his heirs or assigns at
       any time or times hereafter during the Continuance of this present Demise
       at the request and at the proper cost and Charge of them the said Thomas Dorsey
       John Dorsey and Samuel Chase their Executors Administrators and assigns
       and on his or their payment or tendering in payment one years ground
       Rent as a fine therefore to the said Charles Ridgely his Heirs or assigns shall
       make and Execute or cause to be made and Executed a new Lease for other
       Ninety Nine Years to commence and take effect from and at the end of
       the Term for which the same is above demised subject to the same Rent
       and under the like Covenants and agreements as are herein before mentioned
       and so from time to time that this Lease may be renewed and renewable
       for ever  In Witness whereof the parties hereto have set their hands
       and seals to these presents the day and year first within written
