       Fifty five Perches South Sixty three degrees East Seventeen Perches then with a Streight
       Line to the Begining Containing & Now laid out for One Hundred and thirty Nine
       Acres of Land be the Same more or Less together with all and Singular the Houses out
       Houses Buildings Gardins Orchards Fences Water & Water Courses Woods and underwoods
       Improvements Advantages and Appurtinances Whatsoever to the ^said^ Tract or Parcell of Land belonging
       or in any wise appertaining  To Have and to Hold the said Tract or Parcell of
       Land and Premises with the appurtinances thereunto belonging unto the said Henery
       Boone his Heirs & Assigns & to the Only Proper use and behoof of the said Henry Boone
       His Heirs & Assigns for Ever & to and for no other Use Intent or Purpose whatsoever and
       The said Joseph Hagan for himself his Heirs Executors & Administrators doth Covenant
       Grant and agree to and with the said Henry Boone his Heirs and Assigns that he the said
       Joseph Hagan his Heirs Executors and Administrators the aforesaid Land dan Premises
       With the Appurtenances & Every Part & Parcell thereof unto him the said Henry Boone his Heirs
       and Assigns shall and will warrant and for Ever defend by these Presents from & against all and
       Every other Person whatsoever claiming the same or any Part or Parcell thereof by from or
       Under him them or any of them  In Witness Whereof the said Joseph Hagan hath hereunto
       set his hand and affixed his Seals the Day and Year first above written

       Boone the Sum of One Hundred and Thirty Nine Pounds Comon Currency being the full
       Consideration for the within mentioned Land and Premises (I say reced)         his

       On the day and year within written Came before me one of his Lordships Justices for
       The Provintiall Court of Maryland Joseph Hagan Party mentioned in the within
       Instrument of Writing and Acknowledged the Same to be his Act and Deed and the within
       Mentioned Lands and Premises to be Invested in the Within Mentioned Henry Boone

       His Heirs and Assigns for Ever and at the Same time came Mary Wife to the ^said^ Joseph Hagan
       who being by me Privately examined apart from and out of the hearing of her Said Husband did
       Freely and willingly relinquish all her right of Dower to the Said Lands & Premisses and Said she did
       The Same of her own Voluntary Consent without being Induced by any threats from her said
       Husband or fear of his displeasure                  Taken and Acknowledged before

                Reced the Sum of five Shillings and Six pence Sterling for use of Lord Baltimore being
       The Alienation fine due on the within Land by Virtue of a Commission from Dan of S.t Thomas
