       Ever hereafter Lawfully and peaseably
       have hold occupie possess and Enjoy the
       aforesaid Remaining part of Land
       and of Land and premises afd without
       any Lett hinderance or Interruption of
       him y.e said W.m Collings his heires & assis
       forever and y.t y.e s.d Remaineing part
       of Land & premises at y.e time of y.e Ensealing
       and Delivery ^thereof^ is free & Cleare from
       all sales guifts Grants & incumberances
       whatsoever heretofore had made comitted
       or done by him the said William Collings
       or any other pson or psons whatsoever by
       from and under him and y.t y.e said W.m
       Collings att the time of y.e Ensealeing &
       Delivery hereof hath full power & lawfull
       authority to bargaine Sell and Convey
       the afd part of Land and premises unto
       the s.d Joshua Cecell his heires and assis
       forever as afd and the s.d W.m Collings
       for himselfe his heires & assis that ^Doth Covenant and Agree to and with the said Joshua Cecill his heires and assignes that^ w.t
       Remaineing part of y.e said Land Remaineing
       unsold as afd unto him the s.d Joshua
       Cecell his heires & assis from him the s.d
       W.m Collings his heires Ex.rs ad.rs & assis
       and from any other pson ^or psons^ whatsoever
       unto him the s.d Joshua Cecell his heires
       and assis forever hereafter will warrant
       and Defend the same y.e Rents & services
       that shall from henceforth grow due
