       said yearely Rent of Eight thousand pounds of tobacco and Tenn pounds sterling money
       of England and that hee the said Andrew Abington his Executo.rs or Adm.rs att his and
       theire owne prop costs and charges shall and will from time to time and att all times hereafter
       when and as often as need shall require dureing the Continuance of the p.rsent Demise
       well and sufficiently Repaire support mayntaine uphold Fence amend and Keepe the
       said messuage Tenem.ts houses buildings Fences and all and singular the before menconed
       to bee hereby Demised premisses and Every part and parcell thereof in by and w.th all and
       all manner of needfull and necessary Reparacons fenceing and amending whatsoever &
       shall Cleare and Undergrubb the pasture that is now fenced & inclosed in and the same
       being soe well and sufficiently Repaired supported maintained upheld Fenced amended
       Cleared Grubd and kept w.th the goods Chattells and Household stuffe as are menconed in a
       schedule or Inventory hereunto annexed in as good Case and plight as the same now are &
       alsoe all the Cowes Calves Cattle horses Mares boares Barrowes sowes shoates and
       a sarvant man and sarvant Woman each haveing foure yeares to serve also a sarvant
       Boy named Peter Pillian (in case of his mortality to bee made good by another of five
       yeares service to bee Returned in Kinde at the end of the terme of five yeares or other
       Determinacon of the said Lease and alsoe Twenty barrells of Indian Corne w.th Convenient
       hay straw and Fodder to preserve y.e Cattle and horses hereby Demised to bee returned at
       the End of the terme of five yeares aforesaid y.e Ensueing Winter) and alsoe that hee
       the said Andrew Abington his Executo.rs Adm.rs or assignes shall and will within the terme
       aforesaid plant and make in and upon some Convenient place of the hereby demised
       p.rmisses an orchard w.th One hundred Apple Trees and the same Orchard and fruite
       Trees soe made and planted as aforesaid shall fence in with a Lawfull and sufficient fence &
       soe much as in him shall bee shall preserve and keepe from spoyle and Hurt of Cattle
       and as the end or other determinacon of the ^present^ Lease shall Leave and Yeild up the same unto the
       said Robert Ellys his heires or assignes Provided alsoe that if the said Andrew
       Abington his Executors or Adm.rs doe not well and truely observe performe fulfill pay
       and keepe all and Every the Covenants payments Articles and agreements in these p.rsents
       Contained w.ch on his and theire parts are and ought to bee observed performed paid done
       fulfilled and Kept that then and from thence forth att any time after it shall and
       may be Lawfull to and for the said Robert Ellys his heires and assignes into the said
       messuage Lands and tenem.ts and all and singular other the p.rmisses w.th the appurtenances
       and every part thereof wholly to reenter and the same to have againe retaine posesse and
       Reinjoy in his and theire first and former state and the said Andrew Abington his Exec.rs
       Adm.rs and assignes thereout and from thence utterly to expell and [illegible] This Indenture
       or any thing herein Contained to the Contrary thereof notwithstanding And the said
       Robert Ellys for himselfe his heires Executors and adm.rs doth Covenant pmise & pout to
       and w.th the s.d Andrew Abington his Executors adm.rs and assignes by these p.rsents that
       hee the said Andrew Abington his Executo.rs adm.rs and assignes paying the yearely Rent
       aforesaid and paying doeing and pformeing the Covenants payments and agreements in
       these p.rsents mentioned w.ch on his part are and ought to bee paid done performed and kept
       according to the true intent and meaneing of these presents shall and Lawfully may peaceably
       and quietly have hold use occupy possess and enjoy the siad messuage or Tenem.t houses
       Edifices Lands and all other the p.rmisses before by these p.rsents Demised for and
       Dureing all the said Terme of Five yeares before granted without any Lawfull Lett suite
