    This Indenture made ye Twenty & Third Day of
the year of Our Lord One Thousand Seven Hundred & Six
Betweene Jeremiah Miles of Kent County Gent: of ye one pt
and John Hamer & William Sparks of both of sd County afsd
yt other pt Wittnesseth that yt sd Jeremiah Miles for
and in Consideration of the sum of One Hundred ffifty Six pounds
Six Shillings Sterling money to him in hand already paid att and
before ye Ensealeing and Delivery of these Presents by ye said
William Sparks & John Hamer the receipt whereof ye said
Jeremiah Miles doth acknowledge and confess himselfe to be
therewith fully contented and paid, and thereof & of every pt
and prcell thereof do clearely acqutt & discharge yt sd John
Hamer & Williamm Sparks their Heires Execrs & administrs for
ever by these Presents have given granted aliened Enfeoffed
and confirmed and by these Presents do Clearely and absolutely
give grant alien Enfeoffe and Confirme unto ye sd John
Hamer & William Sparks their Heires & assignes for ever
all That Tract or prcell of Land Called Royston with
all and singular its rights members and appurtinances
together will all houses, buildings, orchards, gardens, Tenemts
woods, underwoods Profitts & Comodities whatsoever to ye said
prmisses or to any part or prcell belonging or any wise app
ertaineing all wch sd Tract of Land & prmisses are scittuate
Lyeing and being on ye south side of Chester river in Kent
County Beginning att a bounded White oak standing at the
mouth of A small Creek on Chester river and running thence
east and by north up ye River to a bounden Pine standing
below a small marsh Three Hundred and Sixty prches Then
south and by East ffive Hundred and Three prches Then west
and by south Three Hundred & sixty Perches Thence to the
ffirst Tree Containing and laid out for Twelve Hundred Acres
of Land more or Less and now or Late in the Tenure and
occupacon of the sd Jeremiah Miles his Assignee Assig
nes and the revercon and remainder of all and singular
the before hereby granted prmisses, and all rents reserved
upon any grant or demise made of ye prmisses or of
any pt or prcell of them, And also all ye Estate right
Title, Interest, Claime, and Demand whatsoever of him the
sd Jeremiah of in and to ye same, and all Deeds writeings
Evidences whatsoever touching & Concerning ye prmisses or any
prt or prcell of them To have and to hold the sd Tract
of Land & prmisses with their and Every of their rights
members and appurtenances whatsoever unto them the sd
John Hamer & William Sparks to ye only proper use
and behoofe of them their Heires and Assignes forever
