This Indenture Made the sixteenth day of June in y.e year
of our Lord one thousand six hundred ninety & one in y.e third
yeare of y.e Reigne of our sovereigne L.d & Ldy K Wm & Q Mary
Betweenes Thomas Thaxton of Cæcill County of y.e province of Mary Land
planter of y.e one part & Benjamin Blackleach of y.e same County
& province Cordwainer of y.e other part Witnesseth that the s.d
Thomas Thaxton for & in Consideration of y.e sum of 1200 thousand
pound of tobaco undertaken to be well & truly paid by y.e s.d Benjamin
Blackleach to y.e s.d Thomas Thaxton at or before y.e ensealing & delivery
of these presents the receipt whereof y.e s.d Thomas Thaxton
thereto specially moveing hath given granted bargained sold alienated
enfeoffed & confirmed & by these presents doth give grant bargaine and
enfeoffe alien & confirme unto y.e s.d Benjamin Blackleach his heirs &
assignes for ever A certaine part or parcell of Land called or commonly
knowne by y.e name of Prevention of Inconveniencies scituate lyeing &
being betweene Grayes end Creeke & Cheasepeake Bay in y.e north side of
Chester River in y.e county of Kent begining at a marked white oake
upon y.e end of Grayes end Creeke Runing  for breadth from y.e s.d oake
west north west unto Chesopeake Bay by a line of division being part
of six hundred acres called as aboves.d & y.t part being divided into true halves
or moties according to y.e division afforementioned & laid out for one hundred
& fifty acres of land be it more or less which few barganed premisses
togather with all woods underwoods water watercourses rights priviledges
descents commodities hereditaments & apurtenances whatsoever to the
s.d bargained premisses belonging or in any wise apertaineing and all
the estate right title & intrest claime & demand whatsoever of him y.e
s.d Thomas Traxton of in & to y.e s.d Barganed premises & all patents
ovisonces escripts minuments & writeings touching or concerning y.e s.d
barganed premises To have and to hold the s.d barganed premises
with y.e apurtenances thereto belonging unto y.e s.d Benjamin Blackleach
his heirs & assignes & to the proper use of & behoofe of y.e s.d Benjamin
Blackleach his heirs & assignes for ever the s.d Thomas Thackstons
doth hereby grant for himselfe & his heirs the s.d barganed premises
with y.e apurtenances thereto belonging to y.e s.d Benjamin Blackleach
& his heirs or assignes against him y.e s.d Thomas Thaxton & his heirs
& all other person or persons whatsoever Lawfully claimeing any
right title or intrest of in or to y.e before barganed premises or any
part thereof & shall & will warrant & for ever by these presents
defend the same & y.e s.d Thomas Thaxton for himselfe & his heirs
Exct.rs & Admt.rs Covenant & agree to & with y.e s.d Benjamin
Blackleach his heirs Exct.rs Admt.rs & assignes in maner & form
following That the s.d Thomas Thaxton at y.e ensealing & Delivery
of these presents is and standeth seized of y.e affores.d one hundred
& fifty acres of Land & the premises & apurtenances thereunto belonging
of & in a firm shure & undefeasable Estate of inheritance in fee simple
& that they have good rights full power & Lawfull authority to convey
the same to y.e s.d Benjamin Blackleach his heirs & assignes shall &
may from henceforth & for ever peacably & quietly have hold occupy
